A derelict brownfield site in Wolverhampton is set to undergo a major transformation as construction begins on the £28 million Foundry Business Park, a regeneration project that aims to create more than 300 local jobs and rejuvenate the Bilston area.
The 15-acre site, located off Brook Street in Bilston, has stood vacant for over two decades due to its complex industrial past, which includes a legacy of coal mining and steelmaking. Now, it is being redeveloped by Goold Estates, with Caddick Construction appointed as the main contractor.
The project marks the final phase of the Bilston Urban Village masterplan, a broader economic strategy led by the City of Wolverhampton Council to revitalise the area with new employment opportunities, housing, and infrastructure. Goold Estates acquired the site as the council’s designated delivery partner for the employment portion of the initiative.
The development is supported by £12.5 million in funding from the West Midlands Combined Authority (WMCA) as part of its regional brownfield regeneration initiative. Once completed, Foundry Business Park will deliver 166,500 sq ft of logistics and industrial space across 15 state-of-the-art units, ranging from 2,513 sq ft to 63,466 sq ft.
Sustainability is at the heart of the development, with all units designed to achieve BREEAM Excellent and EPC A ratings. Green features will include photovoltaic panels, LED lighting, and electric vehicle charging stations.
“This brownfield site has remained undeveloped for over 20 years due to its industrial legacy,” said Dominic Goold, Managing Director of Goold Estates. “Reaching the construction phase after years of consultation is a major milestone. Foundry Business Park will create hundreds of jobs, support local enterprises, and bring new investment to the region.”

Foundry Park will not only create over 300 jobs but also provide modern, sustainable workspaces that empower local businesses. This is the kind of investment that drives growth and improves lives.” The development complements other completed elements of the Bilston Urban Village scheme, which has already delivered hundreds of new affordable homes.
